Louisiana Investors and Flat Roofs

As an investor and Realtor I try to guide by clients in so that their business can be as lucrative as my business. As I find Homes for Sale in Kenner, Metairie and Destrehan LA for my investors; I have several beliefs in which I follow to this day. This is not a principle that I follow but a rule I emphasis on all investors. One such rule is that I will not buy a property in Southeast Louisiana that has a flat roof.

Well what type of roof would you recommend to an investor? The only property's roof that I would buy is what we call a pitch roof. These roofs can last, barring a Hurricane Katrina, from 15 – 30 years. The cost is about $60 per square to replace. This is not including the material. The average property is about 32 squares. A pitch roof with damage may cause minimal damage to the interior. A flat roof life expectancy is about 2-4 years here in New Orleans area. When flat roofs spring a leak it will usually do a substantial amount of interior damage. Sheet rock and insulation will have to be replace and possible light fixtures. The cost just for the flaring of a flat roof is about 5K, so appx. double the cost of a pitch roof. When considering purchasing rental properties go to a realtor who not only sells them but owns them as well.
