Thursday's Thought
Sharing my though for today. As I sit here, in my thinking mode I was thinking of who is making money in this current economic market. It comes to me that there are people still making money. So who are they? Which businesses are recession proof. I been working on this for a few days. After all I do have the time and can only play so much golf. This is what I came up with:
Mechanic shops. I have one client who is building a new shop on the Westbank in Harvey LA. They are doing well.
- Workers at auto parts stores
- Workers at the Home Depots and Lowes.
- Medical professionals
- Insurance Agents
The first three come to mind due to my relationship with my personal client. The next thought, more people are not buying big ticket items. They are repairing their auto’s and holding on until this cycle corrects. Same goes for home improvement. The last group will always be in demand. Your health is very thing.
Just my thoughts please share yours.

Question of the Day
Today was a typical day; probably no different from most Realtors. When in the introduction stage of any relationship typical comments are passed along. When just about everyone I meet on the street finds out you're a Realtor the question pops up. How's the market? This part is typical. Now the hard part, do you say it is a tough market or it just great?
Here is an answer I was using. I always would reply with it is time to buy. Back to that in a moment; the other day I attend a workshop where the speaker was a representative for Realtor.com. He brought an interesting way to saying the same thing.
The first thing he mentions is to smile. I like many of you have not had much to smile about lately. Between the increases in insurance, property taxes and tougher lending practices it has been tough. This basic marketing tip has always been almost common sense to me. People do see it and understand if things are not well. I like to think I always have and will practice smiling. Secondly, this is the response to try: Answer the question of how is the market, with thank you for asking me. You must think I am smart and successful for you to ask my opinion. That would be a correct assumption. Finally, the response should end with this market is providing a great opportunity for both seller and buyers alike.
Now compare to the way I was saying the same thing this just appears to make more sense. Hopefully this may help you the next time you are ask how's the real estate market doing. How do you answer this interesting question?

Client Ask the Question
I was visiting with a client this after noon on a listing appointment and the question came up. No not the commission or pricing question but will a buyer be able to close the loan? My repeat client wants to sell his home in Ormond Estate in Destrehan LA. They are fortune enough to have purchased the home in the recent past few years and may even make a little money when all the dust settles. Since May, I have had five deals died painful deaths due to banks not lending money. All five clients had good credit (above 650) and able to pay down payments. Still we were not able to close these deals. I have been saying along it is the banks who do not want to loan out the money. Well here we are with this mess on our hands. To top it off the people in DC don't want to do anything. I do not agree with the bailout but sometimes we have to look out for other people and try to help.
My answer to my client was I honestly don't know. What has been your recent experience with deals not able to close? To give you some insight on the five deals's all were investment type properties.

My Business Philosophy
Business Philosophy
Recently I read an article in Realty Times. The article by Denise Lones titled What's Your Business Philosophy? The article got me thinking about some changes in my current firm. In times of change such as this real estate market is seeing we need do need to make some changes. Some changes may include not taking over price listings, disclosure (in this or any market) ALL know problems of the property. In times like this do we change our principles – NO! Is our business philosophy a reflection of us? YES.
Higher standards need to be practice not only with Sellers, Buyers but also the Broker whose Client is - The Realtor.
I have many guidelines I live by in business. In investment property (these apply for me as well as my client):
- In Southeast Louisiana I will not purchase a property with a flat roof.
- Unit with less than 3 bedrooms
- With a negative cash flow
In the Real Estate Brokerage:
- Take over price listing
- I will be in constance communication with my clients, usually via email
- I will not drop what I am doing just to go see what a Client needs. I have one client in the past that wanted to call me at 11PM just to see what is going on with their listing.
- Cut my Commission.
- I will Disclosure all know defect of a property. Recently this is happening, more and more. During inspection such defect are noted. The buyer backs out of the deal. The Seller then does not want to disclosure the know defects exposed.
Whether these points fit you or not is not the point but you need to stand for something and this is where your philosophy will help you. You need to be flexible and change with time but not with the wind.
In addition, part of my philosophy is staying current with technology. I feel we all can relate to this one.
