CREDIT SCORE


This is the most important factor in getting your mortgage. The credit score is a computer-generated summary calculated at the time of the request and based on information a credit bureau or lender has on file. The scores are based on data about your credit history and payment patterns. Credit scores are important because they are used to assist the lender in determining whether you will obtain a loan. They may also be used to determine what interest rate you may be offered on the mortgage. Credit scores can change over time, depending on your conduct, how your credit history and payment patterns change, etc.

Most banks run 3 bureaus: Equifax, Trans Union, and Experian. The middle score is the score that is used. I want you to get a copy of your "Official" Transcript from these three bureaus, with your credit scores. It is important that you make sure that the credit report uses the "FairIsaac" (FICO) model for the scores, as these are the scores your bank will use. Internet sources use their "OWN" models from the three bureaus…and the scores are different.

The best way is to contact the credit bureaus directly…make sure you order your credit score with the report.
